What Happens While Florida Gets Rebuilt?

Some real estate investors allow current trends to influence their personal (or group) decisions more than others. In some instances, investors call upon years of experience to recognize current trends which may scare off new investors while knowing they will change in the foreseeable future.

 

As we enter 2025, the residential market in Florida is in big time flux. The latest statistics show that home prices are falling in many cities on both of the Florida coasts. A slow down in a build-to-rent project I was helping with in SW Florida is a prime indication, as is the below linked article.

 

It begs the question as to how long this will be the case in Florida. The year 2024 was rocked by the two hurricanes that devastated parts of Florida and continue to have some residents in a scramble to pick up and resume their lives. Valid concerns about what could happen with insurance companies and costs have put the brakes on for many builders and investors.

 

However, the appeal of the warm climate and amenities for seniors will continue to attract relocations from northern cities. At the moment there is a huge amount of uncertainty when it comes to expectations for residential development in Florida. This also creates a ripple effect for commercial real estate planning and construction.
